Knoted
For apartment communities

Residents tell you first, instead of telling the ratings sites.

A small printed sign in each amenity space with a QR code on it. A resident scans it and leaves a private note in about ten seconds. No app, no login, no account, no survey. It reaches your office by email, and nowhere else.

What is being asked for

Cost
$149 per community, per month, for the first ten founding communities. The rate after that is $249. A founding community keeps $149 for as long as it stays subscribed.
Billing
Invoiced, per community. No card is entered on a website, and there is no online checkout for this plan.
Term
Month to month by default. No annual contract required, no cancellation fee. If an annual invoice fits your budget cycle better, we offer 12 months for the price of 10.
Risk
60-day money-back guarantee, running from the day the signs arrive. Every dollar back, plan and signs included.
Staff time
Signs arrive printed and ready. Putting them up is the install. After that the notes arrive by email.
Resident data
Nothing required. No resident account, no name, no app download.

The problem this is for

The residents most likely to leave rarely file a ticket. A work order covers what is broken. A satisfaction survey tells you in March what went wrong in October. In between sits everything a resident is annoyed about but not annoyed enough to formalise: the gym is out of wipes by 7am, the package room light has been out for a week, the dog station by the run is empty again.

None of that reaches the office. Some of it reaches a review site, a renewal decision, or a tour guest reading your rating on the way in.

How it works

  1. Signs go up. One in each amenity space: pool, fitness center, clubroom, coworking, package room, pet spa. Each sign carries its own QR code.
  2. A resident scans and types. The page opens in their phone browser. No download, no account, no name. They tap a category, write a line, and walk away.
  3. The office gets it. The note arrives by email the moment it is sent, tagged with the space the sign is in, so a pool note reads as a pool note. It also sits in a web inbox you can search and mark done.
  4. You answer the ones you can. If the resident chose to leave an email, you can write back. Most do not, and that is the point: anonymity is what gets the note written at all.

Each sign is written for the space it hangs in and shipped with your onboarding — one per amenity space you have, whatever the mix.

What exists today, and what does not

This is a pilot, and a founding rate is a discount on something still being built. So the split is on the page rather than in a conversation later.

Live today

  • The full product, in every amenity space
  • Every note tagged to the sign and space it came from
  • Instant email on each note, plus one Monday digest
  • A searchable web inbox: mark done, mark important
  • Up to eight categories you write yourself, changeable any time
  • Reply to any resident who leaves an email
  • The amenity sign pack, printed and shipped with onboarding
  • Print-ready PDFs, so you can print more yourself

Built during the pilot

  • Team access, so the office and maintenance each get their own login
  • Per-space routing, so a pool note reaches whoever fixes the pool
  • A monthly community report
  • A roll-up across communities, for a portfolio view
  • CSV export of every note

Today a community runs on one login and the email that arrives on every note. If team access is a condition of approval rather than a nice-to-have, say so before you sign anything, and we will talk about timing honestly.

What this is not

Price

$149 per community, per month $249

Founding rate for the first ten communities, locked for as long as they stay subscribed.

  • Priced per community, not per location. One community is six or more amenity spaces, each with its own sign and its own line in the reporting.
  • Your amenity sign pack is included with onboarding, one sign for every space you have. More spaces added anytime; the pack grows with the property, and every sign comes with its print-ready PDF.
  • Invoiced. Month to month, or 12 months for the price of 10 on an annual invoice.
  • 60-day money-back guarantee from the day the signs arrive, written into the terms, not just said out loud.

Resident data and privacy

The short version: a resident who leaves a note gives up nothing, because there is nothing to give up.

The full detail is in the privacy policy and the terms, both of which are public and were written before this page. If your legal or procurement process needs paperwork completed, send it to hello@knoted.app and I will fill it out and send it back.

Questions this usually gets

Does an anonymous channel just become a complaint box?

The framing on the sign is built to prevent it. The prompt asks what would make the place better, not what is wrong, which pulls suggestions as much as grievances: the seat that needs shade, the class time that would fill, the thing worth adding. And the complaints that do arrive are the ones you would rather read in an email than in a review.

Being straight with you: Knoted is live with small businesses, not yet with a portfolio of communities, so I am not going to quote you an amenity-space statistic I do not have. That is what the pilot is for, and it is why the rate is a founding rate and the term is month to month.

What happens if we ignore a note?

Nothing automatic. It creates no ticket, no timer, and no obligation inside any system of yours. It is an email and an inbox entry. What you do with it is your policy, not our product.

How much work is this for the site team?

Putting the signs up, and reading email. There is no restocking, no collecting, no scanning of cards, and nothing to log into if you do not want to. If all your team ever does is read the notification emails, they have gotten everything out of it.

Can we run one community before committing the portfolio?

That is the intended shape. Pilot one community, keep the founding rate on it, and decide about the others with real notes from a real property in front of you rather than a proposal.

What if it does not work?

Tell me inside 60 days of the signs arriving and I refund everything, plan and signs included. No forms, no retention call. That is the same day-60 mark the pilot is reviewed at, so the guarantee is still open when the first real numbers land.

Who you would be dealing with

Christian Vergara, in Coram, New York. I built Knoted, I print the signs, I pack them, and I mail them. Knoted is small and I am not going to pretend otherwise on a page asking you for a purchase order: the upside is that when something is wrong you are talking to the person who can change it that day, not a ticket queue. The downside is honest too, which is why the pricing is month to month and the guarantee runs a full sixty days.

The next step

A short call to size the sign pack for the property and answer whatever this page did not. No card, no commitment.

Or write to hello@knoted.app. I reply within one business day.
